Rethinking a vacant rail corridor into a sustainable and walkable regional community, that delivers sensitive medium-density housing and generous public domain.

e8urban was appointed by Transport for NSW to undertake a precinct-scale urban design and master planning study for a strategic landholding. The site presented a rare opportunity to rethink vacant rail corridor land to help address regional housing supply and affordability challenges in Northern New South Wales.

The primary objective of the study was to test the feasibility and spatial performance of a range of compact, medium-density housing typologies suited to the unique sub-tropical context and character of Mullumbimby. e8urban’s master plan explores how gentle density can be sensitively woven into the existing urban fabric without compromising local identity. The framework integrates diverse housing options with multi-modal transport connections, active transport links, and a generous public domain.

By reimagining redundant transport infrastructure into a vibrant community asset, the study demonstrates how strategic infill can support a walkable, low-carbon urban village lifestyle. The master plan provides Transport for NSW with a tested design framework that balances density, environmental responsiveness, and public domain delivery, establishing a benchmark for transit-adjacent regional renewal across New South Wales.
