Located within the historic Cumberland Hospital Precinct, this concept master plan tests public domain and built form options to guide urban renewal near the Westmead Innovation Precinct.

e8urban was engaged to prepare a concept master plan for the Parramatta North Deerubbin Lands, a significant urban renewal site situated just north of the Parramatta CBD. The site occupies a key position in Western Sydney’s rapidly evolving health, education, and innovation corridor, surrounded by major infrastructure investments and precinct-scale transformations.

The site is defined by its deep cultural and civic heritage, containing sensitive archaeological deposits, significant mature landscape elements, and heritage-listed structures—most notably the former Parramatta Gaol. e8urban’s urban design response carefully navigated these complex constraints, balancing heritage conservation with the opportunities presented by surrounding state-significant projects, including the Westmead Innovation Precinct, Parramatta Light Rail Stage 1, Sydney Metro West, and the broader commercial expansion of the Parramatta CBD.

To establish land use certainty and spatial feasibility, e8urban developed and tested multiple built form and public domain options across a variety of land use scenarios. The resulting framework provides a strategic vision for unlocking the site’s potential, integrating new residential, commercial, and community uses while celebrating its unique built and natural heritage. By linking transit investment with sensitive urban design, the master plan establishes a balanced, future-focused vision for this heritage-rich strategic landholding.
