Delivering a place-led urban design framework for Westmead, this precinct master plan transforms a 6.2-hectare site into an innovative, mixed-use neighbourhood with diverse public spaces.

e8urban was engaged alongside project managers TBA Urban to formulate a comprehensive precinct Master Plan and supporting Business Case for a strategic 6.2-hectare site in Westmead, NSW. Situated within one of Sydney’s fastest-growing health, education, and innovation precincts, the project sought to establish an urban design framework that exceeds standard market expectations and aligns with the broader strategic objectives for Greater Parramatta and the Central River City.

Adopting a place-led methodology, e8urban developed and tested multiple spatial design options, iteratively refining them into a Preferred Urban Design scheme. The master plan integrates a rich mix of land uses—including residential, commercial, and supporting retail—seamlessly interwoven with a diverse hierarchy of public domain types, from active civic plazas to quiet green pockets.

The spatial framework prioritises high-quality architecture, human-scaled streetscapes, and intuitive pedestrian connections that link the precinct directly with surrounding transport and health infrastructure. By responding sensitively to the site's unique local context while accommodating future growth, e8urban’s plan creates a distinctive, adaptable, and vibrant local neighbourhood. The resulting Business Case and Master Plan provide stakeholders with a robust, value-accretive blueprint designed to drive long-term civic vitality, economic resilience, and urban excellence in Westmead.
